  • Master Builder, Jim Anderson, speaks on green building and retrofits

    Dear Green Building Enthusiasts,

    On Tuesday, February 26th, Master Builder Jim Sargent speaks to the Sierra Club in Colleyville on Green Building and Home Renovation. Sargent, who pioneered green building in Texas and beyond, started building homes in the 1970’s when our country was facing its first energy crisis. That crisis sparked a lifelong commitment in Jim to study and build energy efficient homes. His company, Anderson-Sargent, built the first Net-Zero Energy Home (meaning the home actually produces as much energy as it consumes) in North Texas in 2004, and he will continue those "firsts" by building the first eco-villages in North Texas in 2008.

    Jim Sargent was chosen in 2006 by the U.S. Department of Energy as the National Builder of the Year for his energy-efficient homes, and by the National Association of Homebuilders as the builder of the "Best Green Concept House in America." Sargent is the first builder in the nation to receive the Master Builder designation for building energy efficient homes from the Energy & Environmental Building Association (EEBA).

    Directions: Healthy Approach Market, 817 399-9100, 5100 State Hwy 121, Colleyville, 76034 is located on the west side of Hwy 121 between Hall-Johnson and Glade Roads. Exit Hall-Johnson and go south on the Hwy 121 access road. Turn right into the Healthy Approach parking lot immediately after passing the restaurants Rio Mambo and Mac's.

    You do not need to become a member to attend any Sierra Club meeting.  Meetings are always open to all.

    Sierra Club general meeting location: Center for Spiritual Living in North Dallas

    The Sierra Club meets at The Center for Spiritual Living, near the northwest corner of Inwood and Spring Valley in north Dallas (see map below). From the Tollway and Spring Valley Road, go west past Inwood Road and the train tracks. Take the next right (north) on International Parkway (called Arborview on older maps). When the road bends to the right, look for the entrance way and Sierra Club signs.

    The meeting starts at 7:00 PM. From 6:30 to 7:00 PM, you can wander among various issue booths to pick up information and talk with Sierra Club members and leaders. For more information contact Ann Drumm, 214-350-6108. Want to get to know your fellow Sierrans?

    Meetings are always open to everyone.  You do not need to be a member.

  • Mortgage Insurance Deduction for 2007

    For 2007 Mortgage Insurance can be used as an itemized deduction on your income taxes.  This was just passed by Congress.  It only applies to new loans taken out in 2007.  This also includes the VA funding fee.  For more information, please sign up for my newsletter (and possibly win some movie tickets!) at www.DreamsChange.com.

  • FHA Wants Its Market Share Back

    Since the turn of the millenium, FHA has been losing its market share to conventional loans.  Why?  FHA used to be the easiest way to qualify for a home loan, but that is no longer true.  In the olden days, conventional loans required a minimum down payment of 5-10%.  Now buyers can finance a conventional loan with no money down.  In fact, buyers can receive 100-103% financing through conventional loans with appropriate credit, income, and debt ratios.

    FHA requires a 3% investment for home loans.  The down payment must be 2.25-3% of the sales price. 

    FHA began worrying two years ago.  Now they are reviewing & revising.  At the beginning of 2006, FHA reduced the buyer non-allowables from approximately $900 to $100.  What are buyer non-allowables?  They are expenses FHA did not allow the borrower to pay, but made the seller pay.  Thus, it became more advantageous for the seller to accept an offer using a conventional loan over an FHA loan. 

    Still worried, at the beginning of 2006, FHA also dropped many of the property conditions it previously enforced.  Since conventional loans were not concerned about these property conditions, FHA has dropped most of them.

    Now FHA has realized that the most important thing they can do to recoup its market is PROVIDE 100% FINANCING.  This has not happened yet, but I expect it to change sometime this year.
