I have been a licensed Texas real estate broker for 25 years. Dream girl specializes in marketing previously listed homes ( homes that were on the market and didn't sell). You're frustrated. I want to mark your house SOLD. I want to get you the most $$$ possible (whatever the market will bear).
Pricing your home to sell.

Use best comparables available

Use info from previous listing, such as showings, feedback, offers.

Watch showing activity. Expect a minimum of 10 showings in the first 30 days. If less than 10 showings, a price reduction should be considered.
Marketing
With so many homes for sale, it can be difficult to choose which properties to show buyers. Many realtors only show properties with a minimum of six pictures. Ten pictures may be placed on the MLS. Dream girl makes those pictures a priority. Panoramic pictures & virtual tours can enhance your listing and are used when appropriate.

Internet marketing. If it’s on MLS, it is also on Realtor.com and all of the realtor websites & franchise websites.

Open house with postcards to the neighborhood. Asks neighbors to view home & tell friends & family members that may be interested in purchasing a home in your lovely neighborhood.

Put on local MLS tour. Garland & Rowlett each have a tour. Valuable feedback can be gained. Realtor exposure, very helpful.

Color graphics inside the house. Black & white graphics outside in the info box. (Dream Girl tries to keep them full.)

Your home can have its very own website advertised on your sign.

Direct mail sent to apartment complexes in your area when applicable. (Lets tenants know that their rent payment equals a mortgage payment.)

Advertise special financing which may apply such as bond $ for first time buyers, 203K Streamlined (allows buyers to add in money for cosmetic repairs), & interest only loans.

Weekly calls providing activity & feedback from agents' showings. CSS (Centralized Showing Service) will schedule your appointment. You can also view the activity and feedback on their website.

Feedback can be so valuable. It can sell your house. It's tough to get.

Each realtor who showed the home is called for feedback (Twice).

Two emails requesting feedback are sent.

Those actions might be the one thing you need to say SOLD.
Strong negotiating skills.
All offers will be presented to you. All offers should be responded to as accepted or countered. Only blind offers should be rejected. Ridiculously low offers can often be negotiated into a very decent offer, if they really want your home.
